Withdrawal fees charged for early loan repayments

If you withdraw from your fixed-interest loan early, a fee may be charged for this. A closure fee will be charged on the early repayment of fixed-interest loans in the following situations:

  • When the granted loan amount exceeds 20,000 euros, and
  • the loan interest is fixed or the interest determination period is at least 3 years. 

An early closure fee is also charged for a premature repayment of a part of the loan.

Early closure fees on housing loans drawn down after 1 December 2010

  • The creditor may charge no more than the loss resulting from the lower borrowing rate level for the remaining loan period with fixed borrowing rate. for the remaining loan period of a fixed-interest loan. In connection with the repayment, the customer receives a calculation showing the amount of compensation claimed and the data used in its calculation.

Early closure fee on other loans drawn down after 1 December 2010

  • The creditor may charge an early closure fee of no more than 1% of the amount of the repaid loan if the remaining loan period exceeds one year.
  • The creditor may charge an early closure fee of no more than 0.5% of the amount of the repaid loan if the remaining loan period is less than one year.
  • The maximum early closure fee charged is, however, no more than the total interest during the period between the early repayment and the termination of the credit agreement. 
  • The customer does not need to pay an early closure fee if no more than 10,000 euros of the credit has been repaid during the past year or the repayment is made based on loan cover insurance.

Early closure fee on loans drawn down between 1 January 1994 and 1 December 2010

  • As the early closure fee, the creditor charges at the most the difference between the interest as stated in the loan agreement and the interest of a corresponding new loan for the remaining loan period of a fixed-interest loan.
